Property Legal Packages for Buyers and Sellers
Buying or selling a property without a broker? Get legal review, protection from hidden risks and support until the transaction is completed.
We protect you from hidden legal risks
If you are handling the deal yourself, we help you review the property, prepare the documents and protect your interests throughout the transaction.
- Review of ownership, encumbrances and legal risks
- Review or drafting of a preliminary agreement
- Preparation for the notarial closing and support until completion
Before signing an agency form — propose your own ground rules
After you publish a property listing, broker calls can start immediately. You do not have to accept the first standard form you are given. Download the client template, complete it and send it to the broker before a meeting or any deeper discussion.
What else does the template protect?
- The broker’s general terms do not form part of the agreement unless expressly accepted and signed by the client.
- Deposits and earnest money may not be accepted by the broker without express written authority.
- Dual compensation and other potential conflicts are disclosed in advance.
- Draft agreements are provided in advance so you can review them with an independent lawyer.
The template is a starting point for negotiation, not a form required by law. This document is a sample agreement and does not constitute individual legal advice. A specific transaction may require adaptation to its particular circumstances; we therefore recommend that, before signing, the agreement be reviewed and, where necessary, adapted by a lawyer.
Legal protection when buying or selling property
Choose the legal support that fits your role and the stage of your transaction.
From the first terms to payment and handover
Once a serious buyer appears, practical legal questions follow: what you are signing, when you receive the price, and who aligns the documents and deadlines. You can instruct us for contract support only or for comprehensive legal representation of the sale. You make the decisions; we handle the legal work and coordination.
Common situations when selling
The buyer wants to pay a deposit today.
Before accepting money, it should be clear what obligations arise and when the amount is returned or retained. We help clarify the terms before you sign.
The buyer is using a bank loan.
Deadlines and payment must reflect the bank's conditions and the buyer's own funds. We also address what happens if the loan is delayed, refused or the valuation is lower.
Each participant is waiting for a document or confirmation from another.
The buyer, broker, bank and notary need aligned conditions and deadlines. With comprehensive support, we handle the legal communication and identify the points that require your decision.
The agency gives you a standard agreement to sign.
It is important to know when commission becomes due, whether there is exclusivity, and what the term, termination rules and penalties are. You can instruct us for a separate review even before you have a buyer.
Comprehensive legal support for the sale
You want a lawyer to lead the legal work throughout the sale.
- Aligned documents, contractual terms and deadlines
- Legal communication with buyer, broker, bank and notary
- Support through the agreed payment and handover
Contracts and negotiation
You have a buyer and want help with the deposit and preliminary agreement.
- Clear deposit, payment and deadline terms
- Legal proposals and communication on the contracts
- Explanation of the obligations assumed and still unresolved
Start with the support you need. Upgrade if necessary.
If you continue on the same sale from an initial review to contract support or comprehensive representation, the legal fee already paid is deducted from the total price.
Example: €150 for the initial review + €350 to move to “Contracts and negotiation” = €500 total. If you then instruct us for comprehensive support, the amount already paid is deducted from the agreed total fee.
Not sure where to start?
We review the main documents and your specific situation. You receive a short written plan: what has been reviewed, what is missing, what needs clarification and the next steps.
Do you have an agency agreement to sign?
We explain when commission becomes due, what exclusivity, term, termination and penalties mean, and suggest the necessary clarifications. Scope and fee are agreed in advance.

Comprehensive legal support for the sale
from 0.3% / min €1000
Legal work on the sale with one coordinated approach to
contracts, documents and payment
We take over the legal work for the specific sale from the stage it has reached. The scope includes preparation, negotiation and coordination, as well as the ordinary steps for receiving the price and handing over the property when these occur after notarial signing.
- legal checks required for the specific sale, including supplementation and updating of information already reviewed
- preparation or review of reservation, deposit and preliminary-agreement documents when applicable, and negotiation of the terms
- legal communication with the buyer, the buyer's lawyer and the broker
- where financing is involved, legal communication with the bank and/or credit adviser on documents, payment conditions and deadlines
- identifying the documents required, guidance on obtaining them and legal review of the assembled set
- coordination with the notary, review of the draft notarial deed and lawyer attendance at completion
- aligning the payment mechanism with transfer and handover; where there is a mortgage, work on the usual repayment and release mechanism
- following the agreed payment steps and legal assistance with handover of possession, including a handover protocol where appropriate
Communication with buyer, broker, bank and notary
A clause in the preliminary agreement may affect bank payment, the notarial date and when you hand over the keys. We handle the legal communication between the participants so these terms are considered together. Proposals that require your consent are explained together with their consequences.
- We clarify the situation. We review the documents, current arrangements and issues requiring a decision.
- We negotiate the terms. We work on the contracts, deadlines and payment mechanism.
- We coordinate preparation. We align legal issues with the buyer, broker, bank and notary.
- We follow through to completion. We assist with the agreed transfer, payment and handover steps.
What you receive: A lawyer who connects the individual legal issues into one process, leads the legal communication and explains what comes next, what requires your decision and what the consequences are.
Obtaining documents from institutions on your behalf is instructed expressly. The location and arrangements for included notarial attendance are agreed in advance; representation in your absence is agreed separately. The lending decision remains with the bank. A dispute, collection of an unpaid amount, litigation, enforcement or a separate administrative procedure requires a separate instruction.
Contracts and negotiation
€500 total
Support with negotiation before you assume obligations
For one specific sale with an identified buyer. It includes the initial review of the situation and documents, or the necessary update, together with the agreed contract and negotiation work.
- preparation or legal review of the preliminary agreement and, where applicable, a reservation or deposit document
- agreement of price, payment method and deadlines, and the contractual consequences of non-performance
- deposit terms: advance payment or earnest money, who receives it, on what basis and when it is returned or retained
- bank-financing terms, including deadlines, the buyer's own funds and the consequences of delay, refusal or a lower valuation
- timing of notarial completion, handover of possession and any access to the property before payment
- review of declarations, warranties and liabilities assumed by the seller
- legal communication, discussions and revisions with the buyer, the buyer's lawyer and/or broker within the instructed negotiations
What you receive: Drafted or revised documents, an explanation of the contractual terms and a clear statement of the issues on which agreement still needs to be reached.
The instruction ends with the agreed work on the documents and negotiations. Subsequent management of the sale, coordination for notarial completion and payment and handover steps form part of the comprehensive service. A new buyer, separate new negotiations or a substantial restructuring of the sale may require additional work agreed in advance.
Initial review and plan
€150
A focused review when you first need orientation
Suitable if you are still preparing the sale or first want to clarify your position. We review the information and main documents provided and identify the next legal steps.
- initial review of title documents, property identification and available cadastral data
- relevant issues concerning inheritance, co-ownership, marital status, mortgage or representation under a power of attorney
- review of available registration and encumbrance data and the specific searches agreed on instruction
- identifying missing documents and issues requiring further clarification
- initial assessment of whether a tax issue should be considered separately before negotiation
What you receive: A short written plan: what has been reviewed; what is missing; what needs clarification; and the next steps.
This is an initial review, not an exhaustive investigation of every possible legal issue. Drafting, revising and negotiating contracts, managing communication with other participants and notarial completion are instructed separately.
When the sale requires additional work
Individual quote
Scope based on the legal work actually required
An ownership dispute, conflict between co-owners, a separate cadastral or planning procedure, or connected transactions may require additional legal work. In those cases we prepare an individual quote covering the specific tasks and fee.
The mere existence of a mortgage, inheritance, co-ownership or a seller living abroad does not automatically make the service more complex. The work actually required is what matters.
Important information about instruction and fees
€150 and €500 are prices for the standard scope described. Comprehensive support is from 0.3% of the sale price, subject to a minimum fee of €1000; the specific fee and included activities are agreed in advance.
Where the instructed work genuinely expands, additional activities and fees are agreed with you in advance. Separate litigation, enforcement, administrative and corrective procedures are not included in the standard services.
State, municipal, notarial, cadastral, banking, technical and other external fees and costs are not included unless expressly agreed otherwise.
