The tenant will not leave: recovering a rented home lawfully
Recovering a home after a Bulgarian lease ends: termination evidence, possession proceedings and lawful enforcement.

Reaching the stated expiry date does not always end a Bulgarian lease relationship. If occupation continues with the landlord’s knowledge and without objection, Article 236 of the Obligations and Contracts Act provides for continuation for an indefinite term.
Read the agreement alongside messages and actual use. Payments should be assessed together with their stated purpose and the parties’ communications. Receiving rent for an earlier period does not itself establish a new fixed-term agreement.
If the landlord objects, continued use does not become an indefinite extension under this provision: the tenant owes compensation and remains subject to obligations arising from the terminated lease. A clear, received request to vacate helps prove objection.
For an indefinite lease, Article 238 provides one month’s notice; a lease agreed by the day requires one day’s notice. Clauses on duration, automatic renewal and notice must be read together. Do not select a convenient period without checking the applicable wording.
A proper handover records keys, condition, meter readings and outstanding bills. If the tenant refuses to leave, notice is evidence of termination but does not replace lawful enforcement.
