Owning agricultural land does not itself authorise an ordinary residential house. Non-agricultural use requires examination of the land designation, development plans and any necessary conversion procedure. Nearby houses, a road or a power line do not replace those decisions.
Ordinance No. 19 permits certain construction connected with agricultural use without changing the land designation. It is not a general shortcut for holiday or residential homes. Permitted functions and ancillary accommodation must be assessed against agricultural activity and the applicable conditions, not the marketing label 'small house'.
Before contracting, establish the land category, restrictions, operative plans and whether the proposed use is permissible. Read any existing conversion decision together with its conditions and continuing effect. Producing a decision does not prove that work may start immediately.
Plan access, water, wastewater and electricity separately. If the purchase only makes sense with lawful residential development, express that dependency in the contract before paying a non-refundable amount.
