A pipe or cable across someone else's Bulgarian land: securing connection rights
Operator connection terms do not authorise works on another owner's land. Establish route rights, permissions and future maintenance arrangements.

A power line crossing a Bulgarian plot may restrict development while ownership of the land remains unchanged. Establish which easement exists, its affected zone and whether the proposed building is compatible with it.
The Energy Act provides rights to install infrastructure, obtain access and restrict land use. Zone dimensions differ by type of facility and follow special rules. Do not rely on a universal internet distance without identifying the equipment and applicable regulation.
Building and permanent planting within the easement strip are restricted, subject to statutory exceptions involving technical compatibility and a written agreement. Sale or subdivision does not automatically extinguish the easement. An owner cannot unilaterally relocate the route because it obstructs a project.
For new easements under Article 64, check the final detailed development plan and payment or deposit of compensation under the statutory conditions. Older infrastructure requires examination of the historic regime; absence of modern documentation does not itself prove that no right exists.
Compensation for the easement differs from damage caused during particular repair or operational works. The Act separately addresses such damage. Before buying, obtain written operator information and compare the route with the proposed building footprint, rather than relying only on an encumbrance certificate.
