  • Clarify responsibilities and the sequence before the transaction.

Who should I consult when buying a property?

“Who are the professionals that can help me with a real estate purchase?” – this is a natural and important question for anyone considering a property transaction.

To answer this, we first need to explain the property purchase process and identify the specialists who can support you, so that your interests are protected and the risks of the deal are minimized.

Buying a property, whether residential or commercial, a building or land, is inherently a complex process that involves several main areas of the client-specialist relationship:

  • Brokerage services
  • Legal advice and transaction preparation
  • Financing
  • Notarial proceedings

From my experience in property law, I have found that the question “Who should I turn to when buying real estate?” naturally comes first for the prospective buyer. The process usually begins with selecting a suitable property and negotiating the terms, continues with legal due diligence of ownership and registrations, drafting preliminary and final documents, and ends with notarizing the transaction.

Which professionals can help you

1. Broker / real estate agent – provides property selection, initial negotiations and support during the transaction. A reliable agent should act in good faith and provide full transparency.

2. Legal services – an attorney specializing in real estate transactions who performs legal due diligence, prepares the necessary contracts and represents the client in negotiations and in court if needed. Legal assistance is recommended for both buyer and seller.

3. Financing – a financial advisor and/or bank lender involved in mortgage financing and the purchase loan.

4. Notary – the state-authorized official who performs the notarial acts for executing the sales contract and registering any mortgages if required.

There may also be more specific situations where the transaction must be arranged through a court decision, but those are rare. This article is for informational purposes and aims to provide a basic guide to the key steps and participants in the process.

I hope this article is helpful and helps you make an informed choice when planning and completing a real estate purchase.

Practical guidance

What to do, step by step

01 / 04

Decide which professional is responsible for what

Do not expect one participant to cover every function in the transaction.

  • The estate agent assists with the search, initial negotiations and communication between the parties.
  • The lawyer carries out the legal review, works on the contracts and protects the interests of the client represented.
  • The bank participates where finance is required, while the notary performs the notarial acts needed to complete the transaction.
02 / 04

Resolve the legal issues before the final documents

Once there is a specific property, treat the legal review as a separate step.

  • Check title and the relevant registrations affecting the specific property.
  • Review the terms of the preliminary and final transaction documents before accepting them.
  • Clarify who represents you in negotiations and who is responsible for the legal work.
03 / 04

Fit financing into the overall sequence

If the purchase is financed by a loan, coordinate the bank process with the other transaction steps.

  • Clarify the lender's role and any mortgage security required for the financing.
  • Align the bank's requirements with the transaction documents and contracts.
  • Do not leave financing as a separate process to be resolved only at the end.
04 / 04

Map the transaction from the first discussion to the notary

A clear sequence is more useful than a collection of disconnected actions.

  • Property selection and initial negotiation.
  • Legal review and preparation of the contracts.
  • Financing where needed, followed by completion before the notary.
